As Your Property Manager we will:

1. List & Market Your Property

JT Management Group and MAXVALUE, REALTORS® will aggressively list and market your property with a detailed property description and photos to Real Estate and REALTOR’s websites, Online Media, and our Professional Networks. In addition, we will:
  • Inspect the property prior to putting it on the market and recommend any necessary improvements
  • Provide you with a market analysis on the rental value of your property
  • List your property into Bright MLS as well as numerous Real Estate sites
  • Include your property in our online advertising program

2. Rent Your Property

JT Management Group and MAXVALUE, REALTORS® will work closely with agents and prospective tenants to:
  • Process all rental applications
  • Perform a comprehensive and diligent credit, eviction, and criminal background check
  • Verify employment and check references
  • Negotiate lease on your behalf
  • Collect security deposit, place in escrow, and process any refunds in accordance with the lease agreement

3. Maintain Your Property
The most important factor in maintaining the value of your property is ensuring that your property is properly maintained while being rented. JT Management Group will:
  • Perform a thorough, signed walk through inspection prior to occupancy and upon vacancy, copy of report and photos accessible on your Owner Portal
  • Manage calls from tenants regarding repairs and make necessary appointments for estimates / repairs
  • Work with vendors who are licensed, bonded, and insured
  • Secure competitive estimates for owner approval of major repairs
  • Inspect all major repairs
  • 24/7 Maintenance Emergency Services
  • Ensure yearly state mandated Smoke Detector Inspections have been completed.

4. Monthly Services
  • Collect monthly rent
  • Make Owner deposit into Owner's bank account by the 10th of each month.
  • Email monthly Owner Statement by the 15th of each month for each property.
  • Provide Owner with a year end statement
  • Initiate evictions and recommend legal action if necessary
